  • Project management

    • We’ll work with everyone involved on your project to bring it all together, collaborating with the design, structural engineer if required, drawings for building permits, plumbing layout, lighting plan and identifying potential challenges and problem solving, to make sure everything is just right.

    • We’ll plan everything out, material deliveries, access to the site, coordinating with all the different trades, city officials, permits and inspections and making sure everything happens at the right time to avoid unnecessary delays.

    • The size and scope of your bathroom renovation will greatly influence the project management portion of the cost, whether it's relatively straight forward with no significant layout changes or a complex renovation with extensive changes and structural work if it expands into bedrooms and closets.

    • The total duration of time for the renovation will affect the costs as well, depending on how much time our team needs to devote to your project to make it all go smoothly.

  • Plumbing fixtures: Allow $2,000 to start and can easily exceed $10,000

    • Shower fixtures, rain heads, multiple shower heads or adjustable jets, multifunction diverters with settings you can program just for you or upgrade to your very own steam shower

    • Freestanding tub, with tub fillers, undermount sinks or vessel sinks with wall mount faucets

    • And of course the toilet with heated bidet seat

    • You may have space for a dedicated wet bar area, with a built-in wine cooler

    • Custom cabinet doors for your appliances, dishwasher, fridge, maybe even a second dishwasher drawer for the island or bar area

  • Tile and installation:

    • Anticipate a minimum of $5,000 for a basic bathroom and this can go to $20,000 or more for larger bathrooms with elaborate and complex tile work

    • Heated floors all the way into the shower, waterproofing and antifracture membranes (no more cracked grout)

    • Curb-less showers, very luxurious and also for any accessibility needs

    • Perfectly placed recessed niche to eliminate clutter and a bench in the shower

    • Elaborate tile design and layout will all affect the cost

    • Large tile 24”x48” and bigger, require specialized tools, equipment and skilled professional installers

  • Now for the construction aspect – lots of variables here:

    • Site prep, floor protection, dust mitigation, cleanup and disposal throughout the project

    • Removal and deconstruction of the existing space – is it just a re’ & re’ (remove and replace) or is it a complete gut and removing walls

    • Framing work – with no layout changes there might be just a little back framing to make sure everything is straight and plumb.

    • If there are major changes - removing walls, adding beams to open up the space, moving doorways and windows – this can add considerable cost

    • Plumbing – replacing what is there or moving the footprint of the bathroom to accommodate a larger shower, with accompanying permit fees and inspections

    • Electrical – possibly need new circuits will have to be run back to your electrical panel for floor heat, may have wall sconces or a backlit mirror, undercabinet tow kick lighting for the perfect motion activated night light – electrical alterations will also have permit fees and inspections

    • Drywall and painting - again the extent of the work is going to dictate the costs, sometimes we will only need to remove a portion of the drywall for bathroom renovations, but often on larger renovations we will be completely removing the drywall for any structural changes and to gain access to all the electrical and plumbing, also if you have any textured ceilings that you want flat this is the time to do it

    • The extent of floor repair and any leveling required will contribute to the costs
